The Property Manager is responsible for customer service and support, financial performance of the portfolio, staff, reporting requirements, training, coaching and mentoring.
Coach, guide, and train property staff
Develop plans to enhance performance with the leasing and maintenance staff
Increase the value of the properties by planning capital expenditures, and balancing between rent increases and occupancy
Oversee maintenance and upkeep of the buildings; inspect grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance.
Manage apartment turnover
Plan, schedule, and coordinate general maintenance, and major repairs, for building and apartment renovation work
Handle and ensure completion of requests made by tenants for repairs.
Assure all tenant information and communications are properly documented on Management Systems. Review Rent Rolls & Delinquency reports, track rent collections, arrears, and submit ledgers to attorneys for non-payments; holdover cases.
Assist in removing all Building Violations and closing open applications
Assist in negotiating & monitoring all service agreements, vendor bids, and controlling expenses
Responsible for rental collections
Maintain desired benchmarks for each asset in the portfolio: revenue, occupancy, delinquency
Develop income and expense budgets to optimize NOI.
Responsible for all budget expenditures and explanations of weekly and monthly variances.
Partner and work closely with residents, community organizations, and law enforcement agencies to achieve optimum operating results
Final point of escalation for any current or prospective resident
